"What do you need to buy a house?" 
This may seem like a simple question, but it is one of the most commonly asked questions by new home buyers! 

Here is a basic list of what you will need when buying a house:

1) Prepare Finances

- a mortgage lender will help you determine how much you can afford and if you need to do anything different with your finances before buying 
- calculate your expenses and debts to try to help determine your desired monthly mortgage payment 
- you will need to have your most recent tax returns, financial statements, and any other important documents you think you may need
- once you have prepared your finances and found a good lender to work with, make sure you have a pre-approval letter handy to prove your buying readiness

 2) Find a Home

- find a good realtor that will help you through each step of the home buying process
- research your area of interest to help determine the best neighbourhoods for you
- once you know your preferred areas, start gathering all your favourite homes online from your favourite websites
- once you have a list of homes you'd like to visit, schedule a time to meet with your realtor to view them in person
- when you have found a home that you are interested in, it is time to make an offer on it; your realtor will advise you of all the options while preparing your offer contract 

3) Get The Keys

- there are many important terms that need to be negotiated into the sales contract
- your realtor will walk you through this step and help you understand all of your options 
- a deposit will be needed with the offer contract, to let the sellers know that you are serious about purchasing the property
- home inspections are also very important; make sure that you hire a great inspector!
- the appraisal is a neccessary step required by your mortgage lender to determine the proper value of the home 
- coordinate a convienient closing time with the title company involved in your transaction; you'll get the keys at closing!
